The Fitzroy, Falmouth
The major remediation of a later living development consisting of 34 apartments and communal facilities. The project was initially completed in June 2019 and defects were found in terms of structural damage, water ingress, fire remedials, overheating and residual snags and defective works. Due to the extent of the remedials and the potential legal and insurance implications,
The works comprised:
- Testing and Investigation.
- Development and formalisation of scope of works.
- Technical audits.
- Establishing meaningful budgets and programme.
- Decanting and move management of owners and tenants.
- Working with legal team and owners on specific issues relating to property matters, loss of amenity compensation and insurance claims.
- Establishing a quality control regime to ensure all elements are remediated.
- Detailed stakeholder engagement with owners, client and contractor.
Provelio acted as client Development Manager and Project Manager. We had to drive the project forward whilst clearly communicating with client, owners and other stakeholders such as building warranty provider, expert witnesses and legal counsel. The work was carried out within a live and occupied building.
