The development of luxury retirement apartments across 3 blocks. John Dower House consisted of 79 apartments and included communal lounge with kitchen, Managers Office, BoH, buggy stores, bin stores, external terraces and an underground car park.
Provelio were appointed as client-side Project Manager and Employer’s Agent at the commencement of RIBA Stage 5, up to and including RIBA Stage 7. The project was delivered in 4 phases.

The Grade II building conversion consisted of the full remediation of a dilapidated house and the installation of 12 apartments within the existing footprint. As the original house is Grade II listed, extensive communication was required with the LDC Conservation Officer in addition to LBC planning consent and discharge of associated conditions. The North Block consisted of 30 apartments with the ground floor being used for communal areas including bin storage, managers office, communal WC’s, lounge and kitchen. The South Block consisted of 37 apartments, 2 coach houses, 2 levels of underground car park and landscaped gardens.

The site was gridlocked by numerous neighbouring properties including St Matthews Church (North), Formal Investments Office Accommodation (West), a solicitors car park (South) and RAFA properties (East). This resulted in extensive Party Wall and Legal Agreements regarding access rights to be negotiated and agreed prior to and during construction. In addition, due to being situated within a conservation area, sensitive design consideration was required to minimise the impact on various views and vistas.
